Lotus Community Guide

Explore Lotus in the western Boca Raton area, the original GL Homes contemporary community with 804 homes, a large clubhouse and tennis and pickleball facilities.

The Roebling Research Desk · October 2026

Lotus is the original GL Homes community in the Boca Raton area built around a consistently contemporary design approach. Introduced in 2019, it combines single-family houses with a substantial clubhouse, pools and racquet facilities. Its architecture and shared recreation distinguish it from the area's older golf-oriented neighborhoods.

The community is in unincorporated Palm Beach County with Boca Raton mailing addresses. Lotus, Lotus Palm and Lotus Edge are separate developments, each with its own association, facilities and financial obligations.

The original contemporary collection

Lotus marked a deliberate shift toward contemporary houses in GL Homes' local portfolio. Its early development descriptions emphasized a midcentury modern influence and larger, open interior arrangements. The original builder offering has sold out, making the individual completed home central to a resale comparison.

A consistent design language does not eliminate meaningful differences. The floor plan, original options, lot position and later work determine the actual house. Compare the distribution of bedrooms, the degree of separation for an office or guest room and how the main living area connects to covered outdoor space.

Open plans deserve a practical inspection. Furniture placement, acoustic separation and the ability to close off a work area can matter as much as overall square footage. Where the house has an upstairs loft or additional living room, assess whether it provides a useful second gathering place or simply duplicates space already available below.

The lot also changes the experience. A long lake view can be appealing, while pool placement, afternoon exposure and neighboring terraces determine how comfortable the outdoor rooms feel. Walk the side yards and look back toward the house rather than judging the property only from its principal interior view.

Recreation as part of daily life

The clubhouse program includes the Luna Bistro, poolside dining and bar space, fitness, an indoor sports court, and card, game and multipurpose rooms. Outdoor facilities include resort and lap pools, tennis and pickleball, basketball and children's play areas.

The association manager lists eight tennis courts and six pickleball courts. Those are this community's facilities; they should not be substituted for the configurations at Lotus Palm or Lotus Edge. A prospective resident should compare current instruction, reservations and social programming as well as the physical court inventory.

The large recreation program creates several ways to use the community without organizing every activity off-site. Its usefulness depends on personal routines: swimming laps, attending a class and meeting friends for a meal place different demands on the location of the house and the operating schedule.

The association and a purchase

Lotus requires an application and approval for a purchase or lease. Exterior modifications require architectural approval, including changes to the home and property. Establish the approval route for a pool, patio or landscape project before relying on the ability to add it later.

The association manager identifies a buyer capital contribution equal to two current quarterly maintenance assessments, collected at transfer. Confirm the current calculation and assessment directly for the closing. This is a transfer contribution, separate from ongoing payments; it should not be mistaken for a golf initiation fee.

The purchase review should also identify what the association maintains and what remains a private expense. A large shared clubhouse does not determine the cost of insuring or maintaining an individual house.

Useful comparisons

Lotus Palm and Lotus Edge extend the contemporary concept in separate locations. Boca Bridges is another GL Homes alternative. The Boca Raton guide places them alongside established estates and club communities.
