A development tied to Addison Mizner

In October 1925, Addison Mizner announced houses intended for executives of his development company and for his brother Henry. The Robinson Company received the contract for 29 Mizner-designed houses. The collapse of the land boom interrupted the work; a group led by Hermann von Holst subsequently oversaw completion of unfinished houses.

Old Floresta became Boca Raton's first historic district in 1990. The historical association is therefore more specific than the broad use of Mediterranean styling elsewhere in South Florida. At the same time, the district designation does not mean every house standing within it was designed by Mizner or built in the 1920s.

Architecture and the street setting

The early vocabulary includes textured stucco, tiled roofs and ironwork, set within planted streets. The relationship between building and garden matters as much as an individual decorative feature. A smaller house with a well-proportioned terrace and established landscape can create a different experience from a larger residence that occupies more of its parcel.

Later buildings form another part of the district. A September 2025 Historic Preservation Board agenda included work at a circa-1967 Cardinal Avenue house and a circa-1969 Oleander Street house, as well as proposed work to a circa-1925 residence on Alamanda Street. Those examples make the varied construction periods clear.

The architectural comparison should therefore begin with the specific house. Identify original fabric, later additions and the scope of earlier renovations. A stylistically compatible exterior does not establish the building's age, designer or remaining historic material.

Preservation shapes alterations

The city requires a Certificate of Appropriateness for exterior work within its designated historic districts. Its checklist covers more than major additions: it includes changes involving structures, walls, fences, paving, vegetation and other exterior elements. The applicable review should be established before assuming that a renovation plan can proceed as drawn.

A September 2025 agenda also described a request for a replacement house of approximately 4,800 square feet at 875 Oleander Street. That was a proposal presented for review, not evidence of approval or completed construction. It illustrates why the status of a project needs to be distinguished from its advertised concept.

Choosing an individual residence

The practical questions concern both daily use and stewardship. Consider how the bedrooms relate to the principal living spaces, whether additions have created awkward circulation and how the outdoor rooms work through the year. The condition of roofing, drainage, windows and mechanical systems belongs alongside architectural character in the ownership budget.

A property-specific plan and measured area are more useful than a broad neighborhood size range. Original houses, expanded residences and later construction can differ considerably. Similarly, the intended use of a garden or pool area should be evaluated against the parcel and the applicable preservation process.

Boca Raton Riviera offers an established coastal neighborhood with its own rebuilding history. Boca Bath & Tennis centers the residential choice on shared recreation.
