A coastal residential setting

The neighborhood's name carries an earlier club identity, but a property should be evaluated through its present documents and facilities. A historic name does not establish a current golf, sports or private beach membership package.

Sun and Surf forms part of the same beachside civic area as Boca Raton Riviera and Por La Mar. Their local association brings together residents across the three neighborhoods. That civic connection is useful context, but it does not make the individual subdivisions interchangeable or establish identical fees and property rights.

Red Reef Park and the public coast

Red Reef Park provides public beach access, walking areas, picnic space and snorkeling features. It is a city facility with its own operating and parking rules. Its proximity is a location advantage; it should be distinguished from a private amenity owned by the neighborhood.

For a particular house, consider the actual walking route, road crossings and point of beach access. A straight-line distance does not explain the experience of carrying beach equipment, walking with guests or returning after dark. Coastal recreation can be convenient while still requiring attention to the route from the front door.

Individual houses and the waterfront edge

The county record for 723 Marble Way provides one example of the housing. It identifies a two-story residence built in 1999, with 4,896 square feet under air and 6,594 square feet total on approximately 0.30 acre. The record also identifies a pool and boat dock and classifies the land as Intracoastal canal frontage.

Those dimensions are specific to that residence. They show why the total building area and the interior living area should be kept separate when comparing houses. Garages, porches and storage add utility, but they do not function like additional bedrooms or principal living rooms.

On a waterfront site, the position of the pool and terrace determines the connection between house and water. A broad upper-floor view may coexist with a more enclosed ground-level garden. The preferred configuration depends on how the household expects to spend time outdoors.

Ownership and property condition

A coastal house combines building maintenance with exposure-specific and, where applicable, marine responsibilities. Roof and window records, mechanical equipment, drainage and waterfront structures deserve attention alongside the visible finish quality. Current insurance and ownership costs need to be established for the exact residence.

Dock rights and practical vessel capacity also belong to the property review. A neighborhood boating description cannot settle the usable dock dimensions, water depth or maneuvering conditions for a particular boat.

Boca Raton Riviera and Por La Mar broaden the barrier-island comparison. Golden Harbour offers a mainland waterfront alternative.
