The Sanctuary Community Guide

A guide to The Sanctuary in Boca Raton, including custom estates, marina access, the waterfront preserve and ownership considerations.

The Roebling Research Desk · October 2026

The Sanctuary combines custom estate homes, a marina and protected landscape along Boca Raton's Intracoastal Waterway. Water is central to its identity, but a waterfront house with its own dock and an interior residence are different purchases. The community is best understood through the relationship among the individual lot, the navigable water and the shared grounds.

The setting is within the City of Boca Raton. It places a private residential enclave in the eastern part of the city, with beaches and the downtown area beyond the gates. For buyers comparing coastal estates, that combination deserves as much attention as the size of the house.

An established custom-home setting

The homeowners association was incorporated in 1975. That is an association milestone rather than a construction date for every residence. A custom-home neighborhood changes through individual renovations and replacement houses; the useful history of a property includes its original construction, subsequent permits and the scope of later work.

Architectural character should therefore be considered house by house. A formal entrance, a long gallery and several dedicated entertaining rooms can create a different living pattern from a broad kitchen and family room opening directly to a pool. Neither layout follows automatically from a large square-footage figure. Review how bedrooms, workspaces and guest accommodation relate to the everyday living areas.

The outdoor plan is equally important. Covered dining, pool orientation and planting determine whether the terrace feels like a comfortable extension of the house. A deep waterfront lot may allocate substantial space to the approach and seawall; an interior parcel may offer a different balance of garden and living space. Compare usable areas rather than assuming that the largest lot will provide the most privacy.

The water and the preserve

The marina and wildlife preserve give The Sanctuary a distinctive coastal setting. Mangroves and protected vegetation contribute to the landscape, while the shared tennis facilities add recreation on land. These features are part of the neighborhood's physical character; they do not make every residence a waterfront property.

For a boat owner, establish the arrangement that accompanies a particular purchase before evaluating the house as a complete boating solution. Private dock dimensions, usable depth, seawall condition and vessel access need property-specific review. A shared marina requires a separate understanding of availability, assignment, restrictions and charges. A nearby slip or a seller's past use should not be treated as a transferable right without the relevant documents.

Ownership and upkeep

A waterfront estate combines the costs of a private house with the responsibilities of its shoreline improvements. Association charges sit alongside insurance, landscape maintenance, pool care and any dock or seawall work. Interior homes may avoid some marine maintenance while retaining access to the broader residential setting, subject to association terms.

Current association documents should resolve alterations, leasing, guest access and the charges applicable at closing. When comparing renovated homes, distinguish changes to finishes from work on roofs, openings and mechanical systems. These differences can be more consequential than a room photographed with newer furniture.

Useful comparisons

Le Lac offers inland lake estates with a different relationship to land and water. Long Lake Estates is useful when private grounds lead the search, while St. Andrews Country Club provides a comparison organized around golf and a substantial club program.
