Boca Isles Community Guide
Explore Boca Isles North and South, two established west Boca Raton residential communities with separate associations, lake settings and shared recreation within each section.
The Roebling Research Desk · October 2026
Boca Isles comprises two established west Boca Raton communities, Boca Isles North and Boca Isles South. Both offer single-family housing in a landscaped inland setting, but they have separate associations and operating arrangements. A purchase should be identified by section rather than treated as membership in one interchangeable development.
The setting is in unincorporated Palm Beach County, within the Boca Raton market. Lakes, residential streets and nearby regional recreation shape the location. It offers a different form of ownership from a private golf club, with attention centered on the house, its residential association and the facilities serving that section.

Two communities, related residential choices
Boca Isles North describes a neighborhood of 388 houses, many along lakes or beside a preserve. Its facilities include a clubhouse, fitness center, swimming pool, tennis and a playground. These are specific to the North association's description; they should not be used as a substitute for South's amenity and access documents.
Boca Isles South operates through its own Property Owners Association. Residential descriptions date its Lennar development to the mid-1990s and distinguish the Enclave and Reserve sections. That development history helps explain the coordinated streetscape and model-based housing, even though decades of individual renovation have changed the interiors.
A 1995 South property illustrates the distinction between living and total area: its county-derived record identifies 2,935 square feet of living space and 3,845 total square feet. Those figures describe one house, not the limits of the community. Garages and covered spaces can materially affect a listing's larger total-area number.
Houses, lakes and outdoor space
The useful comparison begins with the actual model and site. A one-story plan and a two-story plan can organize bedrooms and outdoor access differently even when their total areas are similar. Larger floor plans may also occupy a different proportion of the parcel.
Lake frontage gives some houses a more open rear outlook, while preserve-side or interior positions create different relationships with neighboring homes. The shape of the lot, screening and terrace orientation determine how private the outdoor area feels. A water view should not be confused with permission to add a dock or use the lake for a particular activity.
The established construction era makes renovation scope consequential. Review roof and window work, permitted alterations and the condition of pool and terrace areas together. The appearance of a recently finished interior alone does not establish the condition of the entire property.
Recreation and ownership
Boca Isles North identifies nearby Burt Aaronson South County Regional Park as an additional recreation resource. The park's public facilities operate independently of the association; nearby golf or other activities should not be described as included private-club privileges.
Association assessments, reserves, architectural standards and use restrictions should be requested for the correct section. A fee or rental policy from North should not be transferred to South, or vice versa.
Boca Falls offers another established western residential comparison. Lotus and Lotus Palm provide newer amenity-oriented alternatives, while Stonebridge introduces a private golf and membership structure.
