Polo Trace Community Guide
Explore Polo Trace, a west Delray-area community where established houses and newer GL Homes development share a swim-and-racquet setting on the former golf course.
The Roebling Research Desk · October 2026
Polo Trace combines two residential eras in the western Delray Beach market: an established neighborhood and newer GL Homes construction on the former golf-course land. The present community is organized around shared recreation, with a swim-and-racquet facility rather than an operating residential golf course.
That history is important to a property search. The Polo Trace name can cover houses with different construction dates, layouts and association arrangements. A current photograph of the clubhouse does not make the older and newer housing interchangeable.

Two development eras within one name
GL Homes described plans in 2019 for 325 houses on the former Polo Trace golf course. That figure refers to the redevelopment program, not the total number of homes across every Polo Trace section. The older residential neighborhood remained part of the community's broader organization.
The result is a useful comparison between established houses and a more recent builder-led development. The older homes may have been substantially renovated, while the newer houses reflect a different generation of plans and specifications. The building date alone does not settle which is better suited to an owner's requirements.
For the older stock, roof and window replacement, permitted alterations and outdoor improvements can materially affect ownership costs. For the newer stock, the selected model, original upgrades and subsequent additions should be compared against the actual finished property. A builder's original brochure is context, not a guarantee of what remains in a resale house.
Lake position, neighboring buildings and the amount of private outdoor space provide additional distinctions. A house near the common facilities can offer convenient access while experiencing a different level of activity from a property farther into the residential streets.
A different recreation model from the former golf club
The current racquet operation identifies six clay tennis courts, four pickleball courts and two bocce courts, with lighting for evening use. Pools and a gym complement the courts, and the community's social facilities include dining and organized activities.
These facilities explain Polo Trace's current identity. References in older materials to golf or to a golf-and-country-club association should be read in their historical context. A purchaser seeking daily golf within the neighborhood should establish a separate golf option rather than assume the former course remains available.
Court reservations, instruction, restaurant spending and private events may involve operating rules or additional charges. Review the activities an owner will actually use when comparing the annual cost with a different type of community.
Associations and nearby choices
The redevelopment agreement anticipated the existing residential HOA, a separate association for the new houses and an arrangement for shared facilities. Current documents should identify the applicable entities and charges for the actual property. One advertised monthly amount should not be assumed to describe every section or every shared obligation.
Dakota, Saturnia Isles and Seven Bridges provide other house-and-recreation combinations in the western corridor. Mizner Country Club introduces a private golf and membership model. Polo Trace is distinctive for the contrast between its development eras and the shared facilities that now connect them.
