Tierra Del Rey Community Guide
Explore Tierra del Rey, an acreage residential area west of Delray Beach with estate houses, agricultural history and property-specific equestrian possibilities.
The Roebling Research Desk · October 2026
Tierra del Rey is an acreage residential area in the western Delray Beach market, where the amount of land and the history of agricultural use distinguish it from conventional subdivisions. Estate houses occupy substantial sites, and the surrounding landscape retains a connection to Palm Beach County's Agricultural Reserve.
The name is used across related but separately recorded residential sections, including Tierra del Rey South. A buyer should identify the exact parcel and governing association early. Common geography does not make the covenants, access arrangements or permitted uses identical.

Acreage and the Agricultural Reserve setting
County planning material describes Tierra del Rey as an area of large residential parcels with accessory agricultural activity. It also identifies equestrian use on individual properties. That context explains the neighborhood's spacious pattern, but it does not establish a blanket right to keep horses or operate a particular agricultural activity on every site.
The land should be evaluated by its usable configuration. Access drives, drainage areas, easements, existing buildings and setbacks can occupy a meaningful share of an acreage parcel. A house placed near one edge of the land may leave a different range of options from one located centrally.
For an equestrian purchase, a property's existing facilities and permissions require separate review. Stable placement, turnout area, vehicle access and maintenance responsibilities are more useful measures than acreage alone. The residential and equestrian components also need to work together without compromising access or drainage.
Houses and private improvements
A property in Tierra del Rey South provides one concrete example. Its county record identifies a 2.52-acre site with a house dating to 1979, 4,280 square feet under air and a recorded private tennis court and pool. The total building area is larger because it also includes garage, storage and covered outdoor spaces.
That example illustrates the flexibility of a larger site without defining a standard Tierra del Rey house. Individual architecture, later additions and changing owners have produced different estate arrangements. Some properties may be evaluated principally as finished residences, while others require a more extensive assessment of renovation or reconstruction possibilities.
The private grounds can be as important as the main building. Courts, pools, walls, irrigation and ancillary structures have their own condition and replacement cycles. A visually impressive estate may involve several independent maintenance projects, each of which should be understood before setting an ownership budget.
Boundaries, approvals and comparisons
The exact Tierra del Rey section determines which association documents apply. County land-use rules and recorded restrictions should be read together when considering an addition, new structure or change of use. An existing neighboring improvement is not evidence of an automatic entitlement on another parcel.
Stone Creek Ranch, Le Lac and Long Lake Estates offer other large-property comparisons with distinct planning and ownership structures. Rio Poco provides a nearby estate-home alternative. Tierra del Rey's distinguishing consideration is the acreage itself and the possibilities—and responsibilities—of the individual site.
