106 Jefferson Avenue is a four-story corner building of four condominium homes at Tompkins Avenue. The sponsor sold all four between December 2024 and April 2026, at $995,000 to $1,400,000, for $4,745,000 in total. That is about $1,060 to $1,070 a square foot across the roughly 4,430 to 4,470 square feet of the four homes (listing records differ on the duplex), and 89% of the plan's $5,340,000 offering price. Any purchase now is a resale.
Architecture and residences
The Department of Buildings new-building job, filed in June 2022 and permitted in March 2023, describes a four-story, 50-foot building with four dwelling units and about 5,670 square feet of construction floor area on a 20-by-57-foot corner lot. A certificate of occupancy issued on October 16, 2024. The plan's construction field reads "rehab," but the Department of Buildings records the job as a new building. We have followed the city record.
Listing records show a 2.5-bath duplex on the lower floors with a private backyard, listed at 1,546 square feet in some records and 1,580 in others, and as two or three bedrooms; two-bedroom, two-bath homes of 896 square feet on the middle floors with front and rear balconies; and a full-floor three-bedroom, two-bath penthouse of 1,095 square feet with about 590 square feet of private outdoor space on two balconies. Residents share a roof deck. Listings describe central air conditioning, washer-dryer hookups and radiant-heated bathroom floors. It is a walk-up. Listing records showed common charges of $302 to $332 a month.
Sales history
Per the offering plan filed with the New York State Attorney General (plan CD230233), the plan was submitted August 21, 2023 and accepted April 1, 2024, with BSD Jefferson LLC as sponsor. It covers four residential units at a total offering price of $5,340,000, unchanged in the database extract. The Attorney General's plan detail page returned an empty response when we checked in October 2026, so the amendments and effective date were not reviewed. The extract shows neither, and its unit-sold count is blank, but ACRIS shows all four closings, so the plan was declared effective.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01832-7503; each condominium apartment is its own tax lot). Taxes. Listing records show real estate taxes of about $415 a month on the duplex, and other listings show different figures. No tax abatement has been confirmed. Confirm the current bill with the Department of Finance.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
