11 Van Buren Street is a planned five-residence condominium on a 20-foot-wide vacant lot in Bedford-Stuyvesant. The sponsor submitted its offering plan in March 2026 at $6.30 million, an average of about $1.26 million per home, and construction is under way.

The project has a long permit history. The new-building application was first filed in 2017 and approved that November; the full permit for the building did not issue until 2025 and 2026, by which time the owner on the filing had changed to the current sponsor entity. The sponsor entity bought the vacant lot for $1,075,000 by deed dated March 5, 2025, per ACRIS.

Architecture and residences

The new-building application describes a five-story, 60-foot residential building with five dwelling units, about 5,670 zoning square feet and about 7,230 square feet of construction floor area, in an R6A district. Foundation, structural, mechanical, plumbing and sprinkler filings were permitted from November 2025, and the Department of Buildings signed off the foundation and structural filings in June and July 2026. The applicant of record is a professional engineer; no design architect is identified in the records reviewed.

Marketing copy describes five full-floor residences, including two-bedroom homes with a home office, keyed elevator entry, balconies, storage and a shared roof. Sizes, layouts for each floor and carrying costs will be set out in the plan's Schedule A and budget.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD260130), the plan was submitted March 31, 2026 at a total offering price of $6,301,702.76, with 11 Van Buren WW LLC as sponsor and five residential units, all residential. As of October 2026 it has not been accepted and no amendments have been filed.

Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits or reservations, binding or non-binding; an interest list does not secure a unit.

The sponsor has not published an accepted price list. The accepted plan's Schedule A will set the price of each home.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
