448 Park Avenue is a six-story building of six condominium homes on Park Avenue in Brooklyn, on the northwestern edge of Bedford-Stuyvesant near Clinton Hill. The sponsor filed its offering plan in June 2026. The Attorney General has not yet accepted it, so no units can be sold under it yet.
The plan's total of $12,516,550 averages about $2.09 million a home. The new-building filing describes about 14,600 square feet of construction, or roughly 2,400 gross square feet per home, including the cellar and common areas. That points to large homes, likely one per floor, though no floor plans have been published.
Architecture and residences
Leandro Nils Dickson Architect filed the new building in October 2024: a six-story, 74-foot residential building with six dwelling units and about 14,639 square feet of construction floor area. The city approved the plans in December 2024 and issued the first permit in May 2025, with foundation and excavation-support permits the same month. An earlier filing from July 2024, by a different architect, called for five units in a 65-foot building and was withdrawn. Published construction reporting in March 2025 described the project as mixed-use with five residences, before the revision; the offering plan lists six residential units and no commercial unit.
The filing notes that the lot carries an environmental (E) designation, a city zoning flag that requires testing or mitigation for hazardous materials, noise or air quality before occupancy. The filing does not say which requirement applies; the plan should.
City tax records list a six-story building with five units and a 2025 year built. The Department of Buildings filing and the offering plan both give six units.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD260215), the plan was submitted June 11, 2026, with 448 P LLC as sponsor. The record lists six residential units and a total offering price of $12,516,550. It shows no acceptance date as of October 2026. No asking prices have been published.

What to know if you’re buying
No contracts until acceptance. A sponsor cannot take binding contracts until the Attorney General accepts the plan. Ask for the accepted plan and Schedule A when they exist.
Environmental designation. Ask which requirement the E designation imposes (hazardous materials, noise or air quality) and for the city's notice of satisfaction before closing. If it covers noise, ask for the window and sound-attenuation specifications.
Closing costs. In a sponsor sale the buyer customarily pays the New York State transfer tax (0.4%) and the New York City transfer tax (1.425% above $500,000), plus the mansion tax of 1% at $1 million and 1.25% from $2 million. At the plan's average of about $2.09 million that is about $38,100 in transfer taxes and $26,100 in mansion tax. Use the calculators below to run your price.
Carrying costs and abatement. No tax abatement has been disclosed. Confirm the first-year tax projection in the plan.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
