531 Classon Avenue is a four-story, eight-residence condominium on a 35-foot lot on Classon Avenue, the street that divides Bedford-Stuyvesant from Clinton Hill. City records place it on the Bedford-Stuyvesant side.

The sponsor's sales are finished and fast. ACRIS records deeds for all eight units in ten weeks, from June 28 to August 29, 2024. Net of the transfer taxes included in the deed amounts, the prices ran from $810,000 to $1,650,000 and totaled $8.9 million, about 11 percent below the $9,996,480 plan total. The building now trades as a resale condominium.

Architecture and residences

Hany Rizkalla, RA, filed the new building (job 322072519) in March 2020. The filing describes a four-story residential building, 41 feet tall, with eight dwelling units and about 9,710 square feet of construction floor area. It was approved in July 2020 and fully permitted in December 2021. A temporary certificate of occupancy for eight dwelling units issued on June 11, 2024, weeks before the first closing, and was renewed while the job stayed open; the final certificate of occupancy issued on June 1, 2026. PLUTO gives about 8,140 square feet of building area on a 35-by-100-foot lot.

The unit numbering pairs an A and a B home on each of the four floors. Listing records describe 1B as a duplex, and 2B and 3B as one-bedroom homes of about 737 square feet. Published common charges have ranged from about $422 to $888 a month depending on unit and date. Sizes for the other homes were not confirmed against the offering plan.

The same company is the owner of record on the new-building filing for 175 Huron Street in Greenpoint, a five-residence condominium in sales in 2026 under a different sponsor entity.

Offering and sales

Per the offering plan filed with the New York State Attorney General (plan CD220278), the plan was submitted December 23, 2022 and took effect in February 2024, with Y&L Classon Corp. as sponsor. The Attorney General's acceptance date is September 8, 2023 and its effective date is February 13, 2024. The current total is $9,996,480, up $147,420 from the initial $9,849,060. The database records two units sold; ACRIS shows all eight deeded. Amendments were not reviewed; the Attorney General's online record returned no data when we checked in October 2026.

Recorded sales

Every deed amount is a round price plus 1.825 percent, the combined state and city transfer tax rate. That pattern usually means the buyer paid the transfer taxes, as is customary in sponsor sales, and the deed amount includes them. The net prices are our arithmetic.

Unit Deed date Deed amount Net of transfer taxes
1A June 28, 2024 $1,680,112.50 $1,650,000
2A July 16, 2024 $1,221,900 $1,200,000
2B July 22, 2024 $865,512.50 $850,000
3B July 23, 2024 $824,782.50 $810,000
3A July 26, 2024 $1,318,633.75 $1,295,000
4A August 12, 2024 $967,337.50 $950,000
4B August 12, 2024 $967,337.50 $950,000
1B August 29, 2024 $1,216,808.75 $1,195,000

At about 737 square feet, 2B netted about $1,153 per square foot and 3B about $1,099. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
