592 Marcy Avenue is a six-story, mixed-use building on a 25-by-100-foot lot in western Bedford-Stuyvesant, with five condominium residences over two non-residential units. The sponsor submitted the offering plan to the Attorney General on June 3, 2026. The plan had not been accepted as of October 2026.
The plan's $13.15 million total covers all seven units, so the average of about $1.88 million per unit mixes homes and non-residential space. The record does not split the total between them. The residential average cannot be calculated from the public database; it will be set out in the plan's price schedule.
The lot sits in an R7A zoning district with a C2-4 commercial overlay, which allows ground-floor commercial use. That is the likely role of the two non-residential units, but the public record does not describe them.
Architecture and residences
Leandro Nils Dickson Architect, LLC filed the new building with the Department of Buildings in June 2022. The filing describes a six-story mixed-use building with a cellar, 75 feet tall, with five dwelling units and about 13,400 square feet of construction floor area. Plan approval came in October 2022, and the first permit issued in April 2025. Several related sub-filings were marked with letters of completion in July 2026. No certificate of occupancy appears in the Department of Buildings records reviewed.
PLUTO still classes the lot as vacant land, which reflects its status before construction. Next door, 594 Marcy Avenue is a separate ten-residence condominium on its own tax lot, built on a 2013 filing by a different architect.
Unit layouts, sizes, finishes and amenities have not been published in any record reviewed. The 13,400-square-foot construction figure includes the cellar and the non-residential space, so it does not translate into an average home size. The floor plans in the offering plan are the only reliable source.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD260203), the sponsor, 592 Marcy Holdings LLC, submitted the plan on June 3, 2026 with a total offering price of $13,150,000 for seven units, five of them residential. The plan type is listed as split residential, meaning the condominium includes non-residential units. The database shows no acceptance date, no amendments and no units sold.
No asking prices have been published. Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits or reservations, binding or non-binding; an interest list does not secure a unit.

What to know if you’re buying
Mixed use. A condominium with commercial units splits common charges, insurance and repair costs between residential and commercial owners. Read the plan's budget and the by-laws to see how charges are divided and what the commercial units are allowed to be used for.
Plan acceptance. Nothing can be contracted until the plan is accepted. Expect price changes by amendment between submission and launch.
Certificate of occupancy. No certificate has been found. Closings require at least a temporary certificate.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below to run your price.
Sponsor control. The sponsor controls the board until enough units close to turn it over. The by-laws set the threshold.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
