A Private Pricing Opinion — what your apartment at 103 Putnam Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
103 Putnam Avenue is a low-rise condominium of seven homes on a 42-foot-wide lot between Classon and Franklin Avenues, where Bedford-Stuyvesant meets Clinton Hill. Listing records describe six two-bedroom residences and one one-bedroom penthouse, each with a garden or terrace.
The building sold out in about six months. The condominium declaration was recorded in August 2025, the first sponsor deeds followed in September, and the last two closed in March 2026. The seven recorded prices total $9,960,000, about 97% of the plan's $10,255,000 offering price.
Architecture and residences
The new-building application was filed in October 2023, approved in April 2024 and permitted in August 2024. The building received its certificate of occupancy on September 24, 2025. The filing describes a new two-story building with a penthouse, basement and cellar, 49 feet tall, with seven dwelling units and about 9,300 square feet of construction floor area. PLUTO carries 7,615 square feet of residential floor area on a 4,208-square-foot lot in an R6B district.
Eyal Levitt Architect PC filed the building's plumbing, sprinkler and mechanical applications. An engineering firm filed the general construction application. A design architect has not been published. The building has a residential sprinkler system. Listing records describe a red-brick façade with blackened-steel windows, central heating and cooling, in-unit laundry, a virtual doorman and package room, and basement storage units. The unit numbering (1A through 3B, plus PH) suggests two two-bedroom homes on each of three levels below the penthouse; confirm the stacking against the plan's floor plans. The penthouse is a one-bedroom of about 667 square feet with a terrace.
Offering and sales
Per the offering plan filed with the New York State Attorney General (plan CD240263), the plan was submitted September 9, 2024, accepted March 18, 2025 and declared effective August 1, 2025, with 103 Putnam BSD LLC as sponsor. It covers seven residential units at a total offering price of $10,255,000, unchanged from submission. The database still shows two units sold, a figure it has not updated since the closings. We could not open the amendment record, so the amendments were not reviewed.
Recorded sponsor deeds (ACRIS):
- Unit 2A: $1,550,000, deed dated September 18, 2025
- Unit 2B: $1,595,000, deed dated September 26, 2025
- Unit 3A: $1,500,000, deed dated November 6, 2025
- Penthouse: $965,000, deed dated November 6, 2025, or about $1,447 per square foot on 667 square feet
- Unit 1A: $1,425,000, deed dated February 4, 2026
- Unit 1B: $1,425,000, deed dated March 24, 2026
- Unit 3B: $1,500,000, deed dated March 24, 2026
Listing records showed the penthouse at $995,000 and Unit 1A at $1,450,000 before closing. Both closed slightly below those asks. Unit 1B, a floor-through garden two-bedroom of 1,103 square feet sold with a 77-square-foot basement storage unit, was asked at $1,450,000 from December 2025 and deeded at $1,425,000, about $1,292 per square foot (our arithmetic). Sizes for the other two-bedrooms appear only in records we could not open, so we do not quote per-square-foot figures for them.

What to know if you’re buying
Every sale here is a resale. The 2025–2026 sponsor deeds are the price baseline. The two-bedrooms closed between $1.425 million and $1.595 million.
First-year budget. The condominium is in its first year of operation. Ask for the current budget, the reserve and whether common charges have moved from the plan's projection. Listing records show about $451 a month for the penthouse.
Outdoor space. Gardens and terraces are a large part of the value here. Confirm whether each is limited common element or part of the unit, and what the by-laws allow on it.
Closing costs. On a resale, buyers pay the mansion tax at $1 million and above, and sellers pay the transfer taxes. Use the calculators below.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
