About the building

Berger & Baylies designed 109 Reade Street in 1885 for the estate of Richard Ray, with packing-box dealer Patrick Ryan leasing the new store-and-loft building. The 25-foot brick façade has three window bays, stone trim and surviving cast-iron storefront elements. Segmental window arches and geometric detailing identify the neo-Grec design. The property became a residential condominium with a commercial ground floor in 1987, five years before the historic district designation.

The residences use the former loft floor plates, with typical full-floor homes around 1,500 square feet and a later upper-level enlargement. An alteration designed by James Harb added a mezzanine to the top loft; DOB signed off that work in May 2017. The building has an elevator. Its street frontage remains part of the historic loft block, while the upper residence reflects later changes above the original commercial structure.
