The Candle Factory is an Astoria condominium with an unusually concentrated apartment mix: all 30 residences were offered as one-bedroom homes. AKI Development brought the seven-story project to the site of a former candlestick factory. Hand-laid brick and tall casement windows establish the building's industrial reference.

The one-bedroom category covers a meaningful span of floor areas, including standard layouts in the mid-600s to mid-700s square feet and a substantially larger penthouse configuration. Private outdoor space accompanies the residential inventory, and a landscaped common roof adds an outdoor area above the apartments.

The sales launch took place in 2021. Individually owned homes have returned to the resale and rental markets. The heated parking component occupies the second floor, a distinctive arrangement in a building of this size.

Architecture and unit composition

A custom brick façade and large casement windows give the exterior its principal texture. The window grids continue the industrial design theme inside, where wide-plank floors and open kitchen arrangements frame the main living spaces. Studio Hudco designed the lobby using large-format porcelain stone.

The standard one-bedroom plans include layouts of approximately 636, 685, 715 and 741–742 square feet. At the upper end, a penthouse one-bedroom has approximately 929 square feet. Those differences are substantial within a building marketed entirely around one bedroom per residence.

Some homes have private balconies. The larger penthouse arrangement adds more interior living area as well as an outdoor extension, while the common roof remains available separately from an apartment's private space. The rooftop has broad views across the surrounding lower-rise blocks and toward Manhattan.

Kitchens feature quartz countertops and black stainless-steel appliances. The bathrooms have radiant-heated floors, and residential equipment includes in-unit washers and dryers, central heating and cooling, and keyless entry. Double-paned casement glazing forms part of the exterior envelope.

Building operations

The common amenity program consists of a fitness center and landscaped roof deck, with package receiving and refrigerated storage in the lobby area. Entry is supported by a video intercom system. Private storage and heated parking are additional facilities within the property.

The second-floor parking layout separates vehicle storage from the street-level lobby and residential floors above. Parking has also been offered independently for rent. An apartment purchase and a parking arrangement therefore need to be distinguished when describing what is included in a transaction.

The residential tax lots are Class 2, which has no assessment-growth cap, and the property has no tax abatement. There are also 37 Class 4 interests. The seven-story building's floor area exceeds the residential floor-area ratio listed for its current R6A zoning.
