A Private Pricing Opinion — what your apartment at George Whitney House would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
About the building
The George Whitney House is a former private mansion designed by Cross & Cross and completed in 1930. Its Federal Revival façade combines Flemish-bond brickwork with marble trim, a projecting semicircular entrance porch and fluted Doric columns. A slate mansard roof with segmental-arched dormers crowns the house. LPC designated the property individually in 1968.
The cooperative preserves a formal entrance hall and circular staircase, with an elevator serving the upper residences. Apartments include full-floor living arrangements, library space and high ceilings within the original mansion's proportions. Bay windows and front-facing rooms overlook East 80th Street, while rear rooms draw light from the garden side. The presence of a live-in resident manager is a substantial service feature for a cooperative of this scale.
Recent sales
Sales sourced from NYC Department of Finance recorded transfers (BBL 1-01508-0064) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.
What to know if you’re buying
The landmark designation covers the house itself. Exterior changes to the porch, masonry, windows or roof require a preservation approach appropriate to an individually designated mansion. The small cooperative must fund that specialized work alongside its elevator and resident-manager service, so a purchaser should understand how capital contributions are apportioned among the shares.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
