About the building

The Claremont at Union Square places five residences above a commercial base on University Place, just south of East 14th Street. The Claremont Group developed the condominium, and Arpad Baksa designed its exterior. Small rusticated accent blocks give the facade texture around its openings. The condominium opened in 2004, with initial residential closings following in 2005.

The homes are full-floor layouts reached by a key-locked elevator. Typical interiors are roughly 1,900–2,200 square feet, with a larger penthouse at the top. The floor-through configuration allows living and sleeping spaces to be separated across the building's depth. Storage and laundry within the apartments support the building's small-scale residential program, while the ground-floor commercial property remains a separate ownership interest.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00571-7504) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

The condominium has five residential owners and a substantial commercial component. A lender's review of the project's commercial share, and the declaration's division of elevator and exterior costs, matter alongside the individual apartment's finances. The small residential count concentrates decisions about shared repairs among a handful of owners.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
