About the building
137 East 13th Street combines an older building with a vertical enlargement, producing a narrow, ten-story condominium close to Union Square. George Schwarz designed the redevelopment for Emmut Properties. DOB signed off the enlargement in January 2007. Red brick faces the street, with a commercial space at the base and one residence on each floor above it.
Most homes have two bedrooms and two bathrooms, with approximately 1,033 square feet and a balcony adjoining the main bedroom. The uppermost apartment has a smaller one-bedroom plan, a private elevator landing and a terrace opening from the living area. The building also provides a shared roof deck. Central air conditioning and in-unit laundry are features of the residential layouts, and entry is supported by video service.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00559-7502) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying
The elevator serves nine full-floor residences over ten stories. A service interruption therefore affects access to an entire stack of homes, with the longest stair climb at the top. Elevator replacement costs are also spread across a small condominium despite the building's height.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
