About the building
173 MacDougal Street was built in 1890–1891 as a factory and commercial building designed by Renwick, Aspinwall & Russell. A church subsequently occupied the property and remodeled it in the 1960s. TRA Studio's residential conversion restored the masonry arches and historic façade while adding a glass cornice. The project received a Village preservation award in 2009. Church space remains at the base, with residences above.
The apartments include large half-floor homes, combined full-floor layouts and penthouses with private outdoor space. Half-floor homes generally exceed 2,000 square feet, and a combined floor spans more than 4,600 square feet. Keyed elevator access, gas fireplaces and balconies or terraces occur within the inventory. Upper-level additions bring contemporary glazing to the older masonry structure.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00553-7502) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying
The church and residences share one converted structure. Their respective rights to entrances, service areas and common building systems, along with the allocation of shared expenses, are material to a purchase here. Those allocations deserve attention beyond the apartment's own common-charge percentage.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
