In a historic district

14 White Street is one of the few ground-up condominiums in the Tribeca East Historic District. The lot is a leftover triangle from the extension of Sixth Avenue south of Canal Street. The building on it is a seven-residence block clad in patinated, etched bronze panels, which the design team described as a modern reading of the district's cast-iron buildings.

The Landmarks Preservation Commission approved the design unanimously. The project has moved slowly: plans were first reported in 2015, the pandemic delayed the start, and ground broke in late 2022. The structure has since topped out. In December 2025 the developer said he hoped for a certificate of occupancy in spring 2026; the DOB new-building job had not been signed off as of October 2026.

What's planned

The DOB new-building application (job M00530595) was filed in June 2021 with KURV Architecture as applicant, and the general-construction permit issued in March 2024. It shows six stories, 72 feet and seven dwelling units. An amendment to the job filed in September 2026 was in objections in October. Published reporting describes seven stories, likely counting a level the DOB filing does not. Earlier reporting gave ten units, and a 2015 plan called for six.

The building is designed to Passive House standards, with high-performance windows, an airtight envelope and a continuously insulated rainscreen behind the metal cladding. Residences begin on the second floor above retail. According to the developer, they range from two-bedroom homes of about 1,200 square feet to full-floor four-bedrooms of about 4,000 square feet. An early plan shows a full-floor unit with direct elevator access and a private terrace. Each home is planned with in-unit laundry, central air conditioning and a storage unit. Shared amenities are a bike room and a common roof terrace.

What to know if you’re buying

Confirm the plan first. Ask the sponsor for the plan's file number and acceptance date before any deposit changes hands.

Unit count and sizes. Published sources disagree on the number of homes (seven versus ten) and the number of floors. Rely on the plan's Schedule A.

Certificate of occupancy. With the structure done, the timing of a temporary certificate of occupancy sets the closing schedule. Ask what is outstanding on the DOB amendment.

Corner exposure. The lot fronts Sixth Avenue as well as White Street. Ask which homes face the avenue and what window specifications the Passive House design uses.

Retail below. Ground-floor and cellar retail share the building. Ask what uses the declaration allows.

Taxes and charges. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes, and the mansion tax applies at $1 million and above. Common charges and taxes are set in the plan's budget.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
