About the building

147 West 13th Street is a Greek Revival rowhouse designed by John Hanrahan and built in 1847–48. It stands within the Greenwich Village Historic District and has been divided into condominium interests, including a commercial component. The house preserves a small residential scale on the block between Sixth and Seventh avenues. LPC review has extended to alterations at the front areaway and rear of the property, as well as changes to the street facade.

The residential layouts include full-floor homes extending between the street and rear garden exposures. One-bedroom configurations place the principal living area at the front and the bedroom toward the back, with private terrace access in selected homes. Terraces sit above the rear yard, while tall parlor-level ceilings reflect the original house's principal-floor proportions. Apartment sizes vary within the old shell, and renovations have introduced laundry and central air conditioning into some interiors. Decorative moldings and fireplace surrounds remain in portions of the residential space.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00609-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

The small residential association shares its building with a separately held commercial interest. Voting allocations and the division of common costs should reflect that mixed-use structure. For a purchase, the stated capital contribution is a separate closing obligation calculated from common charges, so the condominium's current requirement matters even when the monthly charge itself is modest.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
