21 Denton Place is an eight-residence condominium planned for a 40-by-90-foot vacant lot in Gowanus. The sponsor filed its offering plan with the Attorney General on August 26, 2026, at a total of $15.8 million. That averages $1,975,000 per residence, which puts it in the upper tier of small Gowanus new construction.
It is early. City records still classify the lot as vacant land, the general-construction permit for the building issued only on September 3, 2026, and no unit-level pricing has been published. What exists is a filed plan, an approved building design, and permits to start the foundation.
Architecture and residences
Fischer Makooi Architects filed the new building with the Department of Buildings in June 2022 (job B00723172). The filing describes a four-story building with a cellar, 45 feet tall, with eight dwelling units and about 10,570 square feet of construction floor area. Plans were approved in July 2023. Support-of-excavation, foundation and structural permits issued in July 2026, and the general-construction permit followed in September 2026. Sprinkler and mechanical filings tied to the new building were still in review in October 2026.
Construction floor area is a gross figure. It includes the cellar, walls and common space, so the sellable area will be lower. One unverified permit summary puts residential floor area near 7,750 square feet, which would average under 1,000 square feet per home; the same summary lists a commercial component that neither the Department of Buildings dwelling count nor the offering plan shows. The offering plan's Schedule A will give the actual unit sizes; we have not reviewed it.
The lot sits in an M1-4/R6B district and carries an environmental (E) designation, E-601, per PLUTO. An E designation requires environmental testing or remediation under the city's Office of Environmental Remediation before a certificate of occupancy can issue. Buyers should ask what the remediation plan requires and whether it is complete.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD260318), the plan was submitted August 26, 2026 at a total offering price of $15,800,000, with 2123 Denton LLC as sponsor. The record lists eight residential units and no others. There are no amendments, and the plan has not been accepted.
Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits or reservations, binding or non-binding; an interest list does not secure a unit.
PLUTO lists the sponsor entity as the lot's owner of record. The Department of Buildings filings name a different owner entity. Read the plan's disclosure of the sponsor's interest in the land.
No asking prices have been published. If the $15.8 million total holds and the net residential area is near 7,750 square feet, the average would be roughly $2,000 per square foot. That figure is our arithmetic on unconfirmed square footage, not a sponsor price.

What to know if you’re buying
Timing. A four-story building that pulled its general-construction permit in September 2026 is unlikely to close units before 2028 (our estimate). Check the plan's projected first-closing date and the sponsor's outside date for rescission.
Plan changes. Prices, layouts and the budget can all change by amendment before and after acceptance. Read each amendment as it is filed.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below to run your price.
Carrying costs and abatement. The plan's budget will set common charges and projected real estate taxes. No tax exemption has been confirmed in this review.
Sponsor control. The sponsor controls the board until enough units close to turn it over. The by-laws set the threshold.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
