About the building
167 13th Street is a three-residence condominium created through the vertical and horizontal enlargement of a prewar building. The DOB application, filed by engineer Naresh Mahangu, provided for four residential stories above a cellar and has a certificate of occupancy. The Attorney General accepted the condominium offering in March 2024 under the name The 167 Park Slope Residence. The enlarged building's first individual condominium sales followed in 2025.
The residences extend from a garden-level home to an upper penthouse, with a full-floor apartment between them. Large windows bring light into open living and dining areas, and a roof deck provides outdoor space above the street. Central heating and air conditioning and washers and dryers are installed within the homes. The redevelopment retains a small residential inventory within a substantially expanded building envelope.

What to know if you’re buying
Three owners govern the condominium. Building repairs, insurance and reserves depend on a very small group of residential interests. A purchaser financing here should have the lender assess the three-home project's eligibility early, including its reserve arrangements and the allocation of roof-deck maintenance.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
