A Private Pricing Opinion — what your apartment at 100 16th Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
100 16th Street is a four-story, four-residence building on a 20-foot lot on 16th Street, west of Fourth Avenue. City records place it in Gowanus; listing records variously call it Gowanus, Park Slope and South Slope.
The building is older than its offering. The new-building job was filed in 2016 and permitted in 2019, and PLUTO dates the building to 2018, but the Department of Buildings issued its first certificate of occupancy, a final certificate for four dwelling units, only on June 9, 2025. The condominium plan came later: submitted in April 2024, accepted in May 2025 and declared effective in May 2026. The first sponsor deed was recorded in September 2026.
At $6,095,000 for four homes, the plan averages about $1.52 million per residence. The asks we found sum to about $6.0 million, close to the plan total.
Architecture and residences
Shiming Tam, RA, filed the new building (job 321185150) in March 2016 after the prior structure on the lot was demolished. The filing describes a four-story residential building, 49 feet tall, with four dwelling units and about 6,540 square feet of construction floor area. Plans were approved in January 2017 and the job was fully permitted in April 2019. A sprinkler and water-service filing followed in 2019. PLUTO gives about 5,310 square feet of building area on a 20-by-128-foot lot.
Listing records describe one home per floor: a garden unit, unit 2, unit 3 (two bedrooms, two baths, 1,120 square feet) and a top-floor unit 4 (three bedrooms, 1,423 square feet). Some records label units 2 and 4 as "2A" and "PH." Published common charges run from about $369 a month for unit 2 to $449 for unit 4.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD240125), the plan was submitted April 1, 2024, accepted May 22, 2025 at a total offering price of $6,050,000, and declared effective May 20, 2026, with 100 JC Coin Realty LLC as sponsor. The current total is $6,095,000, up $45,000 by amendment. The database records one unit sold. Amendments were not reviewed; the Attorney General's online record returned no data when we checked in October 2026.
The new-building filing names a different JC Coin Realty entity as owner. The plan will state the sponsor's relationship to it.

Recorded sales
ACRIS shows one sponsor deed: unit 3, $1,323,725, dated August 27, 2026, recorded September 23. The amount is exactly $1,300,000 plus 1.825 percent, the combined state and city transfer tax rate. That pattern usually means the sponsor paid the transfer taxes and the deed price was grossed up to include them. On that reading the net price is $1,300,000, about $1,161 per square foot; that is our arithmetic, not a recorded figure. The condominium declaration is dated July 7, 2026 and was recorded July 29. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01051-0030; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
Ask what happened between 2018 and 2026. No certificate of occupancy existed before June 2025, and the city's rental registration records show no registration for the lot, so we found no record of legal occupancy before then. Ask whether any unit was leased between June 2025 and your closing, whether any tenant remains, and what the plan says about it.
Transfer taxes. The unit 3 deed suggests the sponsor paid the transfer taxes on that sale. Ask whether the same concession applies to your unit; it is worth 1.825 percent of the price.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below.
Carrying costs and abatement. The plan's budget sets common charges and projected real estate taxes. No tax exemption has been confirmed in this review.
Four owners carry everything. Review the budget and the reserve with that in mind.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
