About the building

23 East 81st Street was built in 1906–07 for the developers W.W. and T.M. Hall, with Welch, Smith & Provot as architects. The limestone-faced townhouse was part of a speculative pair, designed with elaborate classical detailing and mansard roofs. Its original four-story house form was subsequently enlarged and divided into apartments. The address sits at the eastern edge of the Metropolitan Museum Historic District on the north side of East 81st Street.

The condominium now contains a varied group of homes, including smaller one-bedroom apartments, combined two-bedroom residences and a garden duplex with living space across the parlor and garden levels. Selected apartments have fireplaces, private terraces or a landscaped roof terrace. High ceilings and the proportions of the original townhouse remain visible in the larger rooms. An elevator, storage and an intercom serve the building.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-01493-7506) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Apartment combinations are part of the building's history. Some current homes join spaces that previously traded separately. For a combined residence, check that the deeded condominium interests, approved layout and common-charge allocation all describe the same scope — a single apartment label alone won't show how the units were legally combined.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
