Own an apartment here? See what it would sell for.

A Private Pricing Opinion — what your apartment at 24 East 82nd Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

24 East 82nd Street occupies former private houses that were joined and repeatedly adapted during the twentieth century. McCafferty & Buckley developed the original mansion as part of a group completed in 1902. The present cooperative combines its Beaux-Arts limestone frontage with the adjoining Madison Avenue corner property.

The joined houses became apartments in the 1920s, then passed through a period of use as decorating galleries and showrooms before returning to residential use in 1935. That sequence helps explain the mix of large reception rooms, smaller apartments and upper duplexes within the same property.

Architecture and unit composition

The apartment mix ranges from one-bedroom homes to large combinations spanning substantial portions of a floor. Tall ceilings, ornamental plaster and fireplaces survive in some interiors. Rooms at the corner can receive light from both East 82nd Street and Madison Avenue.

Upper duplexes divide bedrooms and living areas between levels and include planted private terraces. Skylights bring additional light into portions of these top-floor homes. The internal stairs remain part of their circulation even though elevators serve the building.

The largest combined apartments have a different scale from the smaller homes created by earlier subdivisions. Their arrangements reflect the original houses and later alterations, with changes in room width, ceiling height and exposure across the property. Individual renovations have introduced contemporary kitchens, bathrooms and in-unit laundry.

Building operations

Two elevators and a virtual-doorman system serve the residential entrance on East 82nd Street. Remote entry supports package and dry-cleaning deliveries. Basement storage is offered subject to availability, so it should not be assumed to accompany every share purchase.

The residential cooperative occupies one Class 2 condominium lot alongside six Class 4 commercial lots, with the condominium documents governing their shared structure and systems.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-01493-7503) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

Preparing a board package for this building?

The full playbook — what goes in the package, how boards read your financials, the interview, and the timeline — plus sample cover, reference, and personal letters you can adapt.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
