269 Water Street is a six-home condominium planned for a 24-foot-wide garage lot inside the South Street Seaport Historic District. The lot holds a one-story 1950 garage, and Landmarks approved its replacement in December 2025.
The result is a small building: six homes, one per floor, on about 11,060 square feet of filed construction area. That works out to roughly 1,840 square feet of gross area per home, an allocation that includes walls, stair, elevator and lobby, so finished homes will be smaller.
What's planned
The Landmarks presentation shows a red brick facade with a cornice and punched windows, scaled to the neighboring Water Street warehouses. Drawings give a 60-foot base and a 70-foot overall height, a 14-foot rear yard and a setback penthouse level. The zoning allows up to 125 feet; the design uses far less.
Published reporting describes direct elevator access to each home, open kitchens, split-bedroom layouts and in-unit laundry. Amenities have not been described beyond those features.
Flood elevation. The site is in FEMA flood zone AE with a base flood elevation of 12 feet. The drawings set the design flood elevation at 14 feet, two feet above base, which governs where mechanical equipment and the lowest occupied floor can sit. Ask how the ground floor, lobby and building systems are protected, and what flood insurance the condominium will carry.
Timeline and filings
- November 11, 2024: DOB new-building application M01103147 filed for a six-story residential building with penthouse and six dwelling units; status as of October 2026 is objections, meaning the examiner has issued comments the applicant must resolve before approval.
- December 2, 2025: Landmarks public hearing on the new building (LPC-26-03098); approval reported that month.
- Target dates: Listing records show a third-quarter 2027 sales launch and second-quarter 2028 delivery. No demolition or construction permits were found.

What to know if you’re buying
Early stage. The building has Landmarks approval but no DOB approval yet, and city records still show the garage on the lot. Schedules this early often move.
Six owners carry the budget. In a six-unit condominium each owner covers about a sixth of the common charges and of any capital cost. Read the plan's budget closely when it is filed.
Historic district. Exterior changes after completion need Landmarks approval.
Taxes. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes, and the mansion tax applies at $1 million and above, at higher rates in New York City at $2 million or more. The calculators below price both.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
