About the building

J. M. Farnsworth designed 275 Water Street in 1896 as an eight-story commercial building. Its six-bay façade uses cast-iron vertical supports and pressed sheet-metal panels between floors, decorated with alternating foliage and geometric patterns. The original iron columns remain visible despite changes to the storefront. The height and broad windows distinguish it along this low-rise section of the Seaport, and its commercial floor plates have become cooperative loft apartments.

The homes include single-level spaces and large duplexes created by joining floors. Combined residences reach approximately 3,000 square feet, with open living areas, exposed masonry and barrel-vaulted concrete ceilings. Upper apartments have river and Brooklyn Bridge views across several exposures. An elevator serves the building, while internal stairs connect the levels of duplex homes. The property is on Water Street’s cobblestone block, close to the waterfront and the Brooklyn Bridge approach.
