About the building
The Captain Joseph Rose House is an eighteenth-century survivor on Water Street. Built for a merchant associated with the mahogany trade, it began as a Georgian brick building with a timber frame and gabled roof. Fire damaged the upper portion in 1904, and another fire gutted the interior in 1976. Sciame Development subsequently restored the property, using historical photographs to guide the work, and converted it into four residences in the late 1990s.
The condominium interiors include two-bedroom duplexes and homes of approximately 1,350–1,450 square feet. Upper duplexes separate living areas from bedrooms by an internal staircase, and private roof decks add outdoor space above the historic street frontage. The residential conversion fitted these contemporary interiors inside a building whose early masonry form contributes to the Seaport streetscape. The restoration received a preservation award from the Municipal Art Society.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00107-7502) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying
Private roof decks over a restored historic building: Roof access and exclusive deck use have to be read alongside the four-home condominium's responsibility for the roof membrane and exterior. Exterior work also falls within LPC's historic-district jurisdiction. The unused zoning FAR is not, by itself, permission to add to this restored eighteenth-century building.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
