The Commodore is a small elevator condominium of five homes on North Elliott Place, the short street between Flushing and Park Avenues on the north side of Fort Greene near the Brooklyn Navy Yard. It is sold through: ACRIS shows sponsor deeds on all five residences between September 2023 and November 2024, at $975,000 to $1,550,000. Any purchase now is a resale, and the sponsor closings give a recorded starting point.

The building took a long time to get here. Its new-building application was filed in 2007 and approved in December 2008, but the job was not fully permitted until February 2016. PLUTO dates completion to 2021, and the offering plan was accepted in February 2023.

Architecture and residences

The Department of Buildings filing describes a six-story, 68-foot building with six units and about 5,960 square feet of construction floor area on a 25-foot lot. PLUTO records five floors, five residential units, 6,245 square feet of residential floor area and 522 square feet of retail. Listing records describe one home per floor reached by a keyed elevator that opens into each residence, with smart-home systems, a fitness room, a roof deck and a bike area. One listing describes a virtual doorman; others do not.

The one floor plan with a published size is Residence C, a two-bedroom, two-bath home of 1,058 square feet. The listings label homes by letter; ACRIS labels the condominium lots by number, and the dates match Residence C to unit 3.

Sales history

Per the offering plan filed with the New York State Attorney General (plan CD220189), the plan was submitted August 29, 2022 and accepted February 1, 2023, with 31 N Elliott Pl Residency LLC as sponsor. It covers six units, five of them residential, at a total offering price of $9,250,000 with no change in the database extract. The Attorney General's plan detail page returned an empty response when we checked in October 2026, so the amendments and the effective date were not reviewed. The extract shows neither, and its unit-sold count is blank, but ACRIS shows closings, so the plan was declared effective at some point in 2023.

Sponsor deeds recorded in ACRIS:

  • Unit 4: $1,485,000, deed dated September 22, 2023
  • Unit 5: $1,485,000, deed dated September 29, 2023
  • Unit 6: $1,550,000, deed dated October 27, 2023
  • Unit 3 (Residence C): $1,260,397, deed dated September 13, 2024. Listing records show a $1,249,000 sale price, first asked at $1,375,000. That is about $1,181 a square foot on the listed price. The deed amount is about 0.9% higher, which may reflect closing adjustments.
  • Unit 2: $975,000, deed dated November 6, 2024

The five residential deeds total $6,755,397. The plan's $9,250,000 total also includes the non-residential unit, so the two figures cannot be compared directly. ACRIS shows no deed on the sixth condominium lot. Listing records showed common charges of $556 to $612 a month for the two-bedroom. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Market read. Most recent trades (2024) cleared a median $1,057/sf (recorded) across 2 sales. Median listing discount 0.9% from the last ask — a recurring negotiation gap worth pricing into any offer or listing strategy.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02027-7503; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Resale pricing. Sponsor pricing fell from about $1.5 million in 2023 to $975,000 to $1.25 million in late 2024 for the lower homes. Compare any ask with the unit's own sponsor deed and its floor.

Who owns the sixth unit. ACRIS shows no deed on the non-residential unit. Ask whether the sponsor still holds it, how it is used, and what share of common charges it carries.

Financing. Listing records give a 20% minimum down payment. Confirm with the managing agent and the condominium questionnaire.

Closing costs. On a resale the buyer pays the state mansion tax of 1% at $1 million and above; the seller customarily pays the transfer taxes. Use the calculators below to run your price.

A five-unit condominium. With five owners and an elevator, each vote and each capital repair carries more weight than in a larger building. Ask for the current budget and reserve.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
