A Private Pricing Opinion — what your apartment at The Atlantic Avenue Collection would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
365 and 367 Atlantic Avenue are two 19th-century brick buildings, a Renaissance Revival building of 1875 and an Italianate building of 1888, on Atlantic Avenue's Boerum Hill stretch, connected at the ground floor and long used as storefronts with apartments above. The Brooklyn Home Company renovated them into five full-floor homes over two retail units and marketed them as The Atlantic Avenue Collection, with launch pricing of $850,000 to $1.5 million.
It is finished and sold. All five homes closed between March 13 and April 14, 2023. Net of the usual transfer-tax gross-up, the residential prices ran from $975,000 to $1,377,000. The two retail units changed hands together in February 2026.
Architecture and residences
365 Atlantic is four stories with three apartments over a store; 367 is three stories with two apartments over a store. Renovation filings from March 2020 removed interior partitions and rebuilt the apartments without changing use or occupancy; both were permitted in November 2020 and signed off in May 2022. The condominium tax lots were created in December 2022: 365C1 and 367C1 for the stores, 365-2, 365-3 and 365-4, and 367-2 and 367-3 for the homes.
The developer's materials describe two- and three-bedroom homes with white oak floors, kitchens with custom cabinetry and Carrara marble, baths in Nero Marquina marble, multi-zone heating and cooling, a private storage unit for each residence, a video intercom and laundry facilities. Most homes have private terraces. A listing record for 367 Unit 3 shows a three-bedroom, one-bath home of about 1,073 square feet with a 633-square-foot private roof deck, a 201-square-foot storage unit, an in-unit washer and dryer, common charges of $424 a month and taxes of about $9,000 a year. One retail tenant's space was described at launch as about 1,200 square feet opening to a 570-square-foot garden.
Offering and sales
Per the offering plan filed with the New York State Attorney General (plan CD220067), the plan was submitted January 24, 2022 and accepted October 12, 2022, with 365-367 Atlantic Ave LLC as sponsor. It covers seven units, five residential and two commercial. The initial offering price was $8,828,000; the current total is $8,844,077. The database shows no effective date and three units sold, figures it has not updated. We could not open the amendment record, so the amendments were not reviewed. The condominium declaration was recorded February 23, 2023.
Recorded deeds (ACRIS), with the price net of a 1.825% transfer-tax gross-up (our arithmetic):

| 365-3 | $999,999.91 | March 16, 2023 | about $982,077 |
| 367-3 | $1,349,181.25 | March 28, 2023 | $1,325,000, about $1,235 per sq ft on 1,073 sq ft |

| 365C1 and 367C1 (commercial) | $2,400,000 | February 2, 2026 | one deed for both |
The five residential deeds total $5,848,906; with the commercial deed, the building's recorded sales total about $8.25 million against the plan's $8.84 million. Listing records give the same net figures for 365-2, 365-3, 367-2 and 367-3. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying
Resale only. Every unit has closed. A resale prices against these 2023 deeds and against newer Boerum Hill condominiums.
Two buildings, one condominium. The homes sit in two separate buildings with separate building identification numbers under one declaration. Read how the budget splits roof, facade and systems costs between them and between the residential and commercial owners.
Commercial owners. The two store units changed hands in 2026. Ask the managing agent how the commercial units vote and what share of common charges they carry.
Landmark status. Both buildings are in the Boerum Hill Historic District Extension, so exterior work such as windows, storefronts and roof decks needs Landmarks Preservation Commission approval. Ask the managing agent for any open permits or violations.
Closing costs. On a resale the seller pays the transfer taxes. The buyer pays the state mansion tax of 1% at $1 million and above, plus title and lender costs. Use the calculators below to run your price.

The neighborhood

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
