A Private Pricing Opinion — what your apartment at 395 Atlantic Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

395 Atlantic Avenue contains two large condominium residences above a commercial base. Architect Eyal Levitt's alteration enlarged the existing building to six stories, with final DOB sign-off in April 2023. The ground floor and cellar retain retail use. The residential floors began trading individually in 2022, before final sign-off of the enlargement job.

A three-bedroom duplex occupies the second and third floors, while a triplex penthouse spans the top three floors. Keyed elevator access reaches each residential level and the penthouse roof deck. Both homes have private outdoor space: terraces accompany the lower duplex, and the penthouse includes more than 1,000 square feet of outdoor areas. Central air and laundry are within the homes, and the entrance has virtual-doorman service.

What to know if you’re buying

Two homes above a commercial condominium. The allocation of elevator, roof and insurance costs between the residential and commercial interests is consequential here. The elevator serves several private residential levels, while the retail space occupies the ground floor and cellar. A buyer's financing review should account for both the very small residential project and its commercial component.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
