93 Wyckoff Street is a six-home condominium being built on the lot of a one-story, two-family house in Boerum Hill. Published asks run from $2.4 million for a three-bedroom floor-through to $4.2 million for the penthouse, about $1,800 to $2,200 per square foot.
The project is filed with the Department of Buildings as an "ALT-CO," a new building that keeps elements of the existing structure. The job, filed in March 2025, takes the building from one story and two units to four stories and six. Permits for the foundation, underpinning and support of excavation were issued in late 2025, and a mechanical permit followed in September 2026, so the building is still under construction even though some listing records describe it as built in 2025.
Architecture and residences
Paul Christakos Architecture is the applicant on the Department of Buildings filings; Jian Engineering filed the foundation and structural work. In December 2025 the Department of Buildings processed a subdivision of the lot into six condominium tax lots, one per residence.
Listing records describe the homes:
- Residence 1A: a two-bedroom duplex with a private garden
- Residence 2B: a three-bedroom, two-bath floor-through of about 1,319 square feet with a private terrace
- Penthouse A: about 1,907 square feet
Finishes, the rest of the unit mix and any shared amenities have not been published. The plan's Schedule A will list all six homes and their square footage.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250377), the plan was submitted November 4, 2025 and accepted September 16, 2026 at a total offering price of $19,500,000 for six residential units, with 93 Wyckoff LLC as sponsor. That is an average of $3.25 million per home. Amendment 1 was submitted October 14, 2026 and had not been reviewed as of October 2026; its contents are not posted. The plan has not been declared effective, and the database records no units sold.
Published asks:
- Residence 2B: $2,400,000, about $1,820 per square foot, with common charges listed at $619 a month and real estate taxes at $207 a month
- Residence 1A: $2,850,000, with common charges of $956 and taxes of $320 a month; square footage not published
- Penthouse A: $4,200,000, about $2,202 per square foot, with common charges listed at $908 a month
The real estate tax figures are low for homes at these prices. They likely reflect the lot's current assessment as a small house rather than a finished six-unit condominium, and they should not be used to budget. One listing also states that 90% financing is allowed, which is unusual for a sponsor building; confirm both items in the plan. Published reporting grouped the building with condominiums launching sales in fall 2026.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00385-0062; each condominium apartment is its own tax lot). What to know if you’re buying
Buying during construction. Contracts signed before completion depend on the plan's description of the finished building, the sponsor's right to change it, and the outside closing date. Ask your attorney to confirm the date after which you can rescind.
Retained structure. The filing keeps elements of the original one-story building. Ask what was kept and how it ties into the new construction.
Taxes at these prices. In sponsor sales the buyer customarily pays the transfer taxes. On a $2.4 million home that is about $9,600 in New York State tax and $34,200 in New York City tax, plus $30,000 in mansion tax at the 1.25% tier. At $4.2 million the state rate rises to 0.65% and the mansion tax to 1.5%: about $27,300, $59,850 and $63,000. Figures are before any gross-up.
Deposits and escrow. Sponsor deposits are typically 10% to 20%, held in escrow until closing.
Carrying costs. Expect real estate taxes to reset once the finished condominium is assessed. Ask whether any abatement applies; none has been disclosed.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
