The condominium sits among the low-rise streets south of Atlantic Avenue. Smith Street's shops and the F and G at Bergen Street are nearby, while the building's own vertical circulation reaches the common roof. Its original 421-a tax benefit has now expired.
Architecture and unit composition
The inventory includes smaller one-bedroom homes and substantially larger multi-level residences. Upper apartments have double-height or near-double-height living areas, broad window openings and Juliet balconies. Skylights bring light into some upper levels, which may contain secondary rooms and laundry or utility space.
Duplexes do not all distribute their rooms in the same way. Some place living, dining and a bedroom on the entrance level, with additional rooms reached by an internal stair. Other large homes occupy lower floors and have decks. Outdoor space includes both private areas attached to individual homes and the building's shared roof.
There is a meaningful distinction between a room used for sleeping and an approved bedroom in these lofted plans. An upper room's ceiling height, light and approved use should support its description as a bedroom. The internal stair also means that elevator access to the apartment does not provide step-free access to every room.
Building operations
Entry is controlled through a video intercom. The elevator serves a small residential association, and common facilities include roof space and storage. Indoor parking has been conveyed by deed with some apartments; it is not an amenity included with every home.
The association contains 13 residential tax lots and three nonresidential lots. Residential assessments fall in Class 2, while the nonresidential lots are Class 4. One owner holds each residential lot, so there is no majority investor concentration in the residential inventory.
