436 State Street is a two-unit townhouse condominium on the Boerum Hill stretch of State Street between Bond and Nevins. The Department of Buildings classifies the job as a new building with existing elements retained: the house was rebuilt behind its frontage rather than renovated in place. It now holds two triplexes, a garden home with a yard and a penthouse with a roof terrace.

At asks of $4.3 million to $5.0 million, each home prices near a whole Boerum Hill townhouse. The case for the condominium is new construction, new systems and a smaller share of the building.

Architecture and residences

The main filing, B01044374, was opened in June 2024 as an alteration that changes the certificate of occupancy, described as a new building with existing elements to remain, for two dwelling units. Subsequent filings ran through September 2026. PLUTO still shows the earlier two-story, two-family house of 1910.

Listing records describe:

  • Garden residence: a triplex of about 2,946 square feet with four bedrooms and three and a half baths. It has a double-height great room on the garden level opening to the private yard, a kitchen with Sub-Zero and Wolf appliances, walnut cabinetry and Calacatta Viola stone, and a separate laundry room.
  • Penthouse: a triplex on the upper floors with four bedrooms, three and a half baths and a rooftop terrace.

Published materials cite sound-insulated Kolbe windows throughout.

Offering and pricing

Listing records state that the complete terms are in an offering plan available from the sponsor. The Attorney General's record for this address was not located in this review, so the plan number, total offering price and acceptance date are not confirmed.

Published asks in 2026:

  • Garden residence: $4,295,000, about $1,458 per square foot. The same lower home appears in other records at $4,500,000, $4,421,250 and $4,750,000, which reads as price changes over time.
  • Penthouse: $4,995,000

Projected common charges are about $826 to $865 a month, and the garden listing shows real estate taxes of about $861 a month. One listing shows 90 percent financing allowed, a 10 percent minimum down payment. No sponsor closings were checked in ACRIS for this page.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00178-0032; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying

Confirm the plan. Ask for the offering plan, its file number and any amendments, and confirm it has been accepted before signing a contract or posting a deposit.

Two owners. Read the by-laws on deadlock, shared repairs, insurance and use of the yard and roof, and confirm which spaces are limited common elements of each unit.

Taxes. The low projected taxes likely reflect a small-condominium assessment. Ask what tax class the budget assumes and how it changes once the reconstruction is fully assessed.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.65% at $3 million or more) and the New York City real property transfer tax (1.425%), plus the mansion tax, 1.5% between $3 million and $5 million in New York City. Use the calculators below to run your price.

Certificate of occupancy. Ask whether a final or temporary certificate of occupancy has issued for the two-unit building.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
