About the building
419 Manhattan Avenue is a five-residence condominium created through the enlargement of an earlier two-story structure near the southeast corner of McCarren Park. Jakov Saric's DOB alteration provided five dwellings, and the completed application was signed off in October 2025. The Attorney General accepted the condominium filing in November 2024, followed by the first apartment closings the next summer.
The building has a one-bedroom garden home with an additional home office and four full-floor three-bedroom apartments above. The larger homes have approximately 1,243 square feet, while the garden residence has roughly 760 square feet indoors. Floor-to-ceiling windows, direct elevator access and private outdoor areas serve the apartments. Dedicated storage accompanies each home, and a furnished common roof terrace provides another outdoor area for the association. Central air conditioning and washers and dryers are installed within the residences.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02723-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.
What to know if you’re buying
Five owners support both an elevator and a communal roof terrace. The distinction between those shared facilities and the apartments' private outdoor areas matters when allocating repair costs and arranging access for roof or façade work.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
