Sunny View puts ten newly built condominiums above commercial space on a Sunnyside side street. Completed in 2025, the six-story building combines an elevator and shared roof deck with apartments arranged around two recurring floor plans. Its small association and capped residential assessment growth are consequential features of the ownership structure.
The project originated in a 2019 new-building filing by Jorge Cherres of Carusone & Cherres Architects. The Attorney General accepted the condominium offering under Sunnyside 47th Street LLC in February 2025; the plan became effective that September.
Architecture and unit composition
The design places two apartments on each residential level above the commercial base. Recorded apartment areas cluster at approximately 816 and 872 square feet. Two-bedroom layouts include split bedrooms, open living areas and large windows; east-facing homes receive morning light. Private balconies extend the living space outdoors.
Published construction reporting described a steel structure approximately 63 feet high, a cellar and a rear yard. The original filing allocated about 9,600 square feet to residential use and roughly 1,400 square feet to commercial use. Those figures describe the proposed building program and are separate from the interior areas of the individual apartments.
Central air conditioning and washer/dryers are included in the residential finish package. Outdoor access is divided between apartment balconies and the communal roof deck.
Building operations
The elevator, entrance system and roof deck are shared by a ten-home association. Access uses a virtual doorman. The commercial premises have a separate condominium tax lot and Class 4 assessment; the residences fall in Class 2C.
There is no building tax abatement. The Class 2C assessment-growth limit is an ongoing tax-class rule, distinct from a temporary development exemption. An owner's tax bill can still change through tax rates and qualifying changes to the property.
