About the building

Charlotte of the Upper West Side was designed by BKSK Architects for The Roe Corporation around a tightly insulated, low-energy building envelope. Brick piers and a terra-cotta sunshade screen fit the historic district's masonry palette while reducing solar heat gain. The architect identifies certification by the Passive House Institute as a Low Energy Building. Filtered outdoor air is delivered through ventilation separate from the heating and cooling system.

The seven residences include full-floor four-bedroom homes, a garden residence and duplex penthouses with substantial terraces. Standard full-floor layouts approach 3,570 square feet, while the upper homes introduce additional levels and outdoor configurations. Large windows sit behind the exterior screen. Private storage and shared recreation facilities supplement the interiors, including a fitness center and golf simulator.
