About the building
48 West 86th Street occupies a limestone-faced mansion designed by Henri Fouchaux and constructed in 1910–11 for the Central Building Improvement & Investment Company. Its low entrance reflects the American-basement townhouse arrangement, with the principal rooms raised above street level. Stone ornament, ironwork and a slate mansard roof give the exterior a more elaborate composition than a flat-roofed brownstone. The house now contains five cooperative residences within the Upper West Side/Central Park West Historic District.
An elevator serves the converted house. Apartment types include full-floor homes and a lower duplex with a private rear garden of approximately 500 square feet. The floor-through arrangements extend from the street-facing rooms toward the rear of the property, while the duplex distributes its rooms across two levels. Ceiling heights and room proportions retain the scale of the original house. Bicycle storage provides a shared utility without taking space from the residential floors.

The retrade record
Lines that have traded more than once in the public record — the building’s appreciation arc, apartment by apartment.
Sales sourced from NYC Department of Finance recorded transfers (BBL 1-01199-0059) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage on co-ops is not officially recorded, figures shown are approximate.

What to know if you’re buying
Only five residences support the maintenance of an elevator, a limestone facade and a slate mansard roof. Roof and exterior work also falls within the historic district's review process. Those specific building components can make an assessment consequential even when the cooperative has a small overall budget.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
