A Private Pricing Opinion — what your apartment at 503 Clinton Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
503 Clinton Avenue is a 1930 four-story apartment building converted from four apartments into eight condominium residences, with a penthouse-level addition. The conversion permit dates to 2016, and the job was not signed off until October 2024, an eight-year run for a building of this size. The offering plan followed in 2025.
It is sold out. Department of Finance records show all eight residences deeded between February 12 and March 27, 2026, at a combined $9,062,539. That is 87.9% of the $10,310,000 total offering price. Whether the gap reflects price cuts, concessions or plan prices set above the market can't be told without the unit-by-unit schedule and the amendments, which were not reviewed.
Architecture and residences
A registered architect filed the alteration in February 2016. The Department of Buildings approved it in August 2016, the permit issued in November 2016, and the job was signed off on October 10, 2024. The filing takes the building from 45 feet to 55 feet through a vertical enlargement of about 650 square feet, and from 4 to 8 dwelling units. Zoning floor area rises from 7,800 to 10,513 square feet. INM Architects filed the sprinkler system in 2023, and that permit issued in July 2024. PLUTO records 7,985 square feet of building area on a 2,500-square-foot lot.
The homes are numbered 1A and 1B through 4A and 4B. Per the sponsor's listing records, 1A and 1B are parlor-level duplexes with garden access (1B, a two-bedroom, has a private garden of about 501 square feet), the middle floors hold two-bedrooms, and the top floor has a three-bedroom duplex with a private terrace (4A, about 1,270 square feet) and a two-bedroom with a private roof deck (4B, about 848 square feet). Common charges in listing records run from about $497 to $691 a month on the lower homes and about $1,072 on 4A. One listing record called it ten residences. The plan, the alteration filing and the tax lots all give eight.
Because it is a conversion, the building keeps its 1930 structure, masonry and floor-to-floor heights. Systems, layouts and finishes are new.
Offering and recorded sales
Per the offering plan filed with the New York State Attorney General (plan CD250104), the sponsor, 503 Clinton Avenue, LLC, submitted the plan on April 2, 2025. The Attorney General accepted it on August 19, 2025, and the sponsor declared it effective on November 14, 2025. The total offering price was $10,310,000, unchanged from initial to current. The Attorney General's online record returned no data in October 2026, so these figures come from the Attorney General's plan database extract, and the amendments were not reviewed. The extract still lists two units sold.

The average is about $1,133,000. The two top-floor homes recorded at about $1,299 per square foot (4A) and $1,268 (4B), our arithmetic on listing-record sizes. 4A sold at its $1,650,000 ask. 4B was listed at $1,100,000 in November 2025 and recorded at $1,075,000. 1B's deed of $1,257,539 is exactly 1.825% above its $1,235,000 listing price, consistent with the sponsor's transfer taxes grossed up into the deed; the other seven deeds are round figures. Sizes for the other six homes were not confirmed from an opened listing record. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Market read. Most recent trades (2026 to date) cleared a median $1,240/sf (floor-adjusted) across 8 sales. Floor-adjusted means each sale is restated to a constant mix of floors, so the figure can differ from the plain median of the sales listed above. Median listing discount 1.1% from the last ask — a recurring negotiation gap worth pricing into any offer or listing strategy.
Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02011-7505; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. What to know if you’re buying
Resales only. All eight sponsor units have closed. On a resale the seller usually pays the transfer taxes. The buyer pays the 1% mansion tax at $1 million and above.
Conversion diligence. The building's structure is from 1930. Ask the managing agent for the engineer's condition report from the plan, the facade inspection status, and the reserve fund balance.
The eight-year permit. Ask why the job ran from 2016 to 2024 and whether any work remains open or was signed off under an amended scope.
Carrying costs. Common charges of about $497 to $691 a month in listing records are modest. No abatement was confirmed. Get the current tax bill.
What to know if you’re selling
The sponsor prices are recent and below plan. Buyers will see eight closings from early 2026 at 12% below the plan total. A resale priced off the plan schedule instead of the deeds will look high.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
