531 Vanderbilt Avenue combines a small condominium association with a broad range of apartment types: compact studios, one-bedrooms, larger duplexes and homes with private outdoor space. Brookland Capital developed the building, and Issac & Stern designed its tan-brick and metal exterior. The building stands on the short stretch of Vanderbilt between Fulton Street and Atlantic Avenue, close to the meeting of Clinton Hill and Prospect Heights.

DOB's June 2013 application called for 18 dwellings across seven stories. Initial individual sales were recorded in 2015, and the property now has a resale history extending through 2026. Each of the 18 residential tax lots has a separate owner in the current ownership count.

Architecture and unit composition

The facade alternates masonry with metal surfaces and broad areas of glazing. Floor-to-ceiling windows give the apartments a different window pattern from the older rowhouses nearby. Original interiors included herringbone oak floors and open kitchens, with washer/dryer hookups incorporated into every residence.

Studios are among the smallest homes, while one-bedrooms form another recurring part of the inventory. Duplex homes add internal stairs and considerably more floor area. Private outdoor space occurs as balconies, terraces and ground-level areas, so outdoor access is distributed across different parts of the building.

Upper-level homes include terrace layouts and larger duplex configurations. Ground-level duplexes bring their outdoor space down to the base of the building. These two types should be assessed against their own floor plans: the location of the internal staircase and the division of rooms between levels are central to how the space works.

Building operations

The shared facilities include a passenger elevator, bicycle storage and a common roof deck. Laundry can be handled inside the apartments through the original hookups; installed equipment depends on the home. The service package is concentrated in these practical facilities and outdoor areas.

The condominium's 18 residential lots are all in Tax Class 2, and no building tax abatement is recorded. The individual apartment tax bill therefore deserves its own place alongside common charges when comparing this building's carrying costs with an abated condominium. The R7A lot has less built floor area than its stated residential allowance, but zoning capacity doesn't give any individual owner the right to enlarge a home.
