572 Myrtle Avenue is a planned eight-residence condominium on Myrtle Avenue in Clinton Hill. The sponsor filed its offering plan in September 2026 at $21.075 million across 13 units, of which 8 are residential. If the whole price sat on the eight homes, they would average about $2.63 million each; spread across all 13 units it is about $1.62 million. The plan's Schedule A will settle the split, and the five non-residential units are not described in the public record reviewed.

The site today is a 1946 three-story mixed-use building with a store and two apartments, per PLUTO. Construction is under way.

Architecture and residences

The application, filed in March 2025 and approved in September 2025, is to "erect a new eight story residential building with eight dwelling units." The Department of Buildings classes the job as a new building with existing elements to remain. It gives the finished building 85 feet and eight units. The general-construction filing states about 18,535 square feet of construction floor area; several related filings give 28,323 square feet. The record does not reconcile the two.

Permits issued from December 2025. The Department of Buildings has signed off the support-of-excavation, underpinning, and foundation and earthwork filings, from July to August 2026. Structural, mechanical, plumbing and sprinkler work is permitted. The applicant of record on the main filing is a professional engineer, and no design architect is identified in the records reviewed. Unit mix, sizes, finishes and amenities have not been published.

The lot is irregular, with about 17 feet of frontage, 99 feet of depth and about 3,430 square feet in all, per PLUTO. It sits in an R7A district with a C2-4 commercial overlay. Its E designation means the city requires environmental review or remediation steps before occupancy. Ask the sponsor how the designation was satisfied.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD260338), the plan was submitted September 8, 2026 at a total offering price of $21,075,000, with 572 Myrtle Realty LLC as sponsor. The record lists 13 units, 8 of them residential. It has not been accepted.

Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits or reservations, binding or non-binding; an interest list does not secure a unit.

No asking prices or listings were found as of October 2026.

What to know if you're watching 572 Myrtle Avenue

Read the acceptance. Prices, unit count and the budget can change between submission and acceptance.

The non-residential units. Ask what the five other units are (commercial, storage or parking) and how the common charges are split between them and the homes.

New over old. The building keeps elements of a 1946 structure. Ask which elements remain and how they were reinforced.

Tax position. No tax abatement has been confirmed in this review. The plan's budget will state projected taxes.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
