65 Clifton Place provides an elevator and private outdoor space across a ten-apartment condominium. Its larger homes occupy the base and top: garden duplexes have patios and gardens, while penthouses combine balconies with roof terraces. The DOB new-building application, filed by Paul Denis, provided ten residences over five stories.

Architecture and unit composition

The inventory includes smaller homes of roughly 725–755 square feet, larger upper-floor apartments around 1,000 square feet, and ground-level duplexes of about 1,500 square feet including their lower levels. The garden homes have broad window and door openings toward their outdoor space. Their internal stairs connect the main living floor to a lower recreation area.

At the top of the building, a penthouse configuration includes multiple separate outdoor areas: a bedroom balcony, another terrace and roof space. This separates outdoor access into places reached from different parts of the home. Lower apartments have outdoor areas arranged at garden and patio level.

The building's two-apartment-per-floor pattern keeps the number of homes sharing a landing small. Private storage provides space outside the apartments, and laundry machines are installed within the homes.

Building operations

An elevator and video intercom serve the building. Heating and cooling use central systems within the apartments, and each home has a private storage allocation. These facilities support a condominium with ten residential tax lots.

The original 421-a benefit began in 2012 with a 15-year term. DOF now identifies it as inactive, despite its appearance on the 2027 roll. Older carrying-cost figures from the abatement period don't reflect the present property-tax obligation.
