The James is an eight-residence condominium on a 25-by-100-foot lot in Clinton Hill. The lot sat empty for two decades after a three-story building was demolished in 2004. A seven-unit plan approved in 2018 changed hands before construction; the site sold for $2,755,000 in March 2018 and $2,500,000 in October 2022, per Department of Finance records. The final building rose under the same new-building job, revised to eight units and 65 feet.

It is sold out. Department of Finance records show all eight residences deeded between November 2024 and July 2025, at a combined $11,404,871, which is 90% of the $12,675,000 total offering price. Most deeds recorded within three weeks of each other in November 2024, which suggests most contracts were signed before the building was finished.

Architecture and residences

IMC Architecture designed the building. Published construction reporting from February 2024 describes a steel frame clad in beige brick and dark metal panels, a stone base, brick cornices, built-in planters below the third- to fifth-floor windows, and a standing-seam mansard roof with dormers. The building has an elevator. The foundation uses grouted steel piles 14 to 36 feet deep, with underpinning on one side and a grade beam on the other.

The layout is stacked simply. The first and second floors each hold two one-bedrooms, front and back, of about 575 to 1,400 square feet. The first-floor homes have cellar space, and the rear one has the yard. Both second-floor homes have terraces. The third through sixth floors each hold one full-floor two-bedroom of about 1,350 square feet with a balcony. Residents share a roof deck of about 880 square feet.

Listing records give these sizes: 101, 889 square feet; 102, 1,393; 201, 699; 202, 597; 301 and the penthouse (601), 1,344 each. Common charges ran from about $309 to $637 a month in listing records. Confirm the current budget with the managing agent.

Offering and recorded sales

Per the offering plan filed with the New York State Attorney General (plan CD240024), the sponsor, 258 St James Pl LLC, submitted the plan on January 22, 2024. The Attorney General accepted it on July 12, 2024, and the sponsor declared it effective on August 6, 2024. The total offering price was $12,675,000, unchanged from initial to current. The Attorney General's online record returned no data in October 2026, so these figures come from the Attorney General's plan database extract, and the amendments were not reviewed. The extract still lists two units sold.

102 1,393 sf July 18, 2025 $1,550,000 $1,113

Sizes for 401 and 501 are the 1,350-square-foot two-bedroom size given in published reporting; the others come from listing records.

Several recorded prices sit about 1.8% above the sale prices shown in listing records: 301 at $1,650,000, the penthouse at $2,100,000, 101 at $850,000 and 202 at $800,000. That gap matches a sponsor passing its transfer taxes to the buyer and grossing up the deed amount. Six of the eight deeds carry that 1.825% factor exactly (401 and 501 as well); 201 at $935,000 and 102 at $1,550,000 are round figures. Backing the factor out of those six puts the negotiated prices at about $11.25 million in total, roughly $160,000 below the recorded total (our arithmetic, before any other concession). 102, the garden duplex, was listed at $1,400,000 in October 2024 and recorded at $1,550,000. The full-floor two-bedrooms traded at about $1,250 to $1,280 per square foot below the penthouse. The smallest one-bedrooms traded higher per foot, and 101, with its cellar space, traded lowest. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

Resales only. Every sponsor unit has closed. The seller usually pays the transfer taxes on a resale. The buyer pays the 1% mansion tax at $1 million and above.

Read the size, not the bedroom count. The one-bedrooms run from about 600 to about 1,400 square feet. The ground-floor homes' cellar space probably isn't legal living area. Price it as storage or recreation space.

Construction follow-up. Ask the managing agent about open warranty or punch-list items with the sponsor, the reserve fund and the Local Law 97 energy position. The design team says it modeled energy use to meet that law.

Tax position. No abatement was confirmed in this review. Check the unit's current tax bill.

What to know if you’re selling

Use the net prices. Comparing a resale with a deed that includes a transfer-tax gross-up overstates the 2024 baseline by about 1.8%.

The penthouse sets the ceiling. At about $1,590 per square foot recorded, the top floor carries a clear premium over the identical floors below. Its roof access and views are what a buyer is paying for.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
