536 East 13th Street uses dark brick piers and oversized divided-light windows to give a small condominium the window proportions of an older loft building. DHD Architecture designed the six-story structure over a bluestone base. The residential floors are primarily divided into front and rear homes, with balconies facing the rear courtyard on selected apartments.

The developer's original program paired one-bedroom layouts with windowed home offices. That distinction remains useful when reading the floor plans: an additional enclosed room may have been designed as an office, even where a later arrangement uses it differently. Larger ground-level and upper configurations add variation to the eleven-residence condominium.

The condominium offering was accepted in March 2015 and became effective that December. Grid Group dates completion to 2016. The building now has a resale history, with individual owners holding the residential tax lots.

Architecture and unit composition

The principal apartments place living spaces beside the broad front or rear window openings. Front homes face East 13th Street; rear homes overlook the courtyard. Balconies extend the latter layouts outside the building's main enclosure.

The ground-level residence occupies a larger footprint than the typical upper-floor apartment. At the top, homes have access to private roof areas and terraces. These spaces differ from a balcony off a living room in both their elevation and the route used to reach them.

The original interior program included custom kitchens, marble bathrooms and natural white-oak floors. In-unit laundry and central air-conditioning are part of the apartment offering. Large casement-style windows divide the glazing into smaller panes within the broad masonry openings.

Private cellar storage gives each apartment space beyond its residential rooms. Storage access and permitted use are separate from the apartment's bedroom and living-room program; the cellar rooms are not additional residential accommodation.

Building operations

The elevator serves a building with two homes on most residential floors. A virtual-doorman system supports entry and deliveries, with bicycle parking and individual storage rooms below. Entry assistance is provided remotely.

The condominium has eleven residential tax lots assessed in Class 2 and no current abatement. Its shared operating commitments include the elevator, entry system and common building enclosure. Roof and balcony areas are associated with different apartments, so outdoor access varies within the association.
