615 East 11th Street is the middle address in a three-building condominium spanning 613–617 East 11th Street. Del Este Village IV contains twelve homes in four-story buildings, with duplex layouts and private gardens at the base. Built in 2001, it provides purpose-built condominium housing on a block of the East Village between Avenues B and C.

Its twenty-year UDAAP tax benefit has expired. The property now has a materially different tax position from its early ownership years, when that exemption reduced the taxable assessment. Apartment transfers continue as individual condominium deeds.

Architecture and unit composition

The residences include three-bedroom, two-bath duplexes, with living space divided between two levels. Lower homes have rear gardens; upper homes occupy the higher floors of the walk-up buildings. Apartment areas in recent transactions are approximately 1,100 to 1,300 square feet.

Several street entrances break up the frontage. Internal stairs are part of the duplex plans, and the development does not have an elevator. Access to a lower garden home and access to an upper duplex therefore involve different numbers of steps.

Building operations

Twelve separately owned residential lots share the condominium. Entry is controlled by a voice intercom, and laundry facilities are provided. In-home washer/dryers also appear in individual residences.

What to know if you’re buying

Roof rights need apartment-specific documentation. In April 2008, New York State Supreme Court granted a preliminary injunction against use of a deck installed on the common roof without the required authorization. The court found that discussion of possible decks had not approved that construction and that an alteration agreement had not been submitted. For a home offered with roof space, establish the current legal grant and alteration approvals before assigning value to it.
