Gallery Condominium places twelve homes in a three-story Ridgewood building near Metropolitan Avenue. Its low-rise form gives the residential lots Class 1A tax treatment, with capped assessment growth. Garage parking, storage and balconies provide amenities within a small condominium association.

TMA Development sponsored the project, and Anthony Ng appears on the 2006 new-building application. The Attorney General accepted the offering in July 2008; city records date the completed building to 2010. The current property includes twelve residential tax lots and seven separately classified commercial lots.

Architecture and unit composition

The building uses brick and stucco construction. Its homes include compact one-bedroom apartments and larger two-bedroom, two-bathroom plans. Living and dining areas connect to open kitchens, with bedrooms reached from a hallway. Private balconies occur in the upper-floor inventory, including layouts with balcony access from a bedroom.

The residential floors are reached by stairs. Larger two-bedroom homes include a second full bathroom, while the smaller plans occupy substantially less interior area. Common laundry and storage are located in the basement, and garage spaces are associated with some apartment offerings.

Gas-fired forced-air heating and cooling appear in the two-bedroom inventory. Owners have renovated kitchens, bathrooms and storage within the original plans. The private outdoor spaces and parking interests vary among the apartments, so neither should be assumed to accompany every sale.

Building operations

The condominium provides shared laundry, storage and bicycle facilities. Common charges cover shared building expenses; apartment property taxes are paid separately. The residential tax classification is a material distinction here: the lots are Class 1A even though the association contains twelve homes.

The original 421-a benefit began in 2012. DOF's 2027 roll still lists the program but does not mark it active. The old abated tax burden is therefore unsuitable as a current carrying-cost assumption. Assessment-growth limits and the expiration of an exemption affect taxes in different ways; the Class 1A cap does not preserve the former exemption.

The association includes seven commercial-classified lots in addition to its homes. Parking transactions need to identify the actual lot or right conveyed, particularly when a garage space is sold with an apartment.
