A Private Pricing Opinion — what your apartment at The Bedford Condos would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
The Bedford Condos is a six-story building of ten condominium homes over a ground-floor commercial unit on Bedford Avenue between Park and Myrtle Avenues, where Bedford-Stuyvesant meets Clinton Hill and Williamsburg. The G train at Myrtle-Willoughby Avenues is nearby.
It is built and closing. The certificate of occupancy issued in June 2024, the plan went effective in November 2024, and ACRIS shows five residences deeded at stated prices between February and May 2025. Those deeds give a buyer recorded prices to work from: $1.225 million for three of the homes, $1.25 million for a fourth and $2.5 million for a sixth-floor home, net of transfer taxes by our arithmetic.
Architecture and residences
Nikolai Katz Architect filed the new building in November 2021: a six-story mixed-use building, 75 feet tall, with ten dwelling units and about 18,050 square feet of construction floor area. The first permit issued in May 2022 and the certificate of occupancy in June 2024. Published construction reporting described about 9,890 square feet of residential space and 1,293 square feet of commercial space, a cellar and a 31-foot rear yard on a vacant lot. PLUTO now records 12,708 square feet: 8,617 residential and 4,091 retail.
City records designate the homes 2F and 2R through 6F and 6R, two per floor (front and rear), with the commercial unit as CF1. Residential area averages about 860 to 990 square feet a home, depending on which record is used; unit layouts were not confirmed for this review. One property record gives unit 5R as 672 square feet; that figure was not confirmed. The lot is zoned M1-2/R6A in the MX-4 special mixed-use district.
Offering and sales
Per the offering plan filed with the New York State Attorney General (plan CD240013), the plan was submitted January 15, 2024, accepted August 26, 2024 and declared effective November 21, 2024, with 844-846 Bedford LLC as sponsor. The record lists 11 units, 10 of them residential, at a total offering price of $13,650,000, and two units sold, a figure it has not updated. The Attorney General's online record returned no data when checked for this page, so these figures come from the database's summary export and the amendments were not reviewed.
| Unit | Deed amount | Net of grossed-up transfer taxes (our arithmetic) | Deed date |
|---|---|---|---|
| 5F | $1,247,356.25 | $1,225,000 | February 4, 2025 |
| 3F | $1,247,356.25 | $1,225,000 | February 5, 2025 |
| 5R | $1,247,356.25 | $1,225,000 | March 6, 2025 |
| 6F | $2,545,625 | $2,500,000 | March 20, 2025 |
| 3R | $1,272,802.50 | $1,250,000 | May 19, 2025 |
Each deed amount equals a round price times 1.01825, the combined state and city transfer tax rate, which usually means the buyer paid the transfer taxes and the deed states the grossed-up figure.
ACRIS also records units 2F, 2R, 4F, 4R and 6R as transferred without consideration in April and May 2025. Those transfers state no price and are not counted as sales here. No current listings were found for the building; ask the sponsor which homes remain available and get the current Schedule A.
Local Law 97
This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01900-7516; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
Who you're buying from. Five units were transferred without consideration in 2025, so confirm who holds title to the unit you want and whether the sale is made under the offering plan.
Small-building governance. Ten homes and one commercial unit share the budget. Ask how common charges are split with the commercial unit and what use the retail space is permitted.
Closing costs. In a sponsor sale the buyer customarily pays the New York State transfer tax (0.4%) and the New York City transfer tax (1.425% above $500,000), plus the mansion tax of 1% from $1 million and 1.25% from $2 million. On a $1.225 million purchase that is about $22,400 in transfer taxes and $12,250 in mansion tax.
Tax position. No tax abatement was identified in this review. Confirm the projected taxes in the plan.

The neighborhood

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
