A Private Pricing Opinion — what your apartment at 906 Kent Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
906 Kent Avenue is a five-residence condominium on a 50-by-100-foot lot, built by enlarging a one-story-and-cellar commercial building into a four-story residential building. The lot is twice the width of a typical Brooklyn row-house lot, which is what allowed five homes on four floors.
The public record here has a gap a buyer should understand. The offering plan sets a total of $17.5 million, or $3.5 million per home on average. ACRIS records five deeds from March to June 2026 totaling $8,569,885, about 49 percent of that figure, with two homes deeded at just under $1 million. The records reviewed do not explain the difference. It could reflect price changes by amendment, transfers that were not arm's-length, or something else. Do not use these deeds as market comparables until the amendments and the deeds themselves have been read.
Architecture and residences
PLUTO dates the original building to 1939. Department of Buildings filings trace a long path to the current building. A 2015 job extended the cellar to the lot lines and underpinned the walls "for future vertical residential extension." A 2017 application for a three-story, three-unit enlargement was disapproved and later withdrawn.
The current job, approved in November 2023 and first permitted in February 2024, describes "vertical and horizontal enlargement to an existing one (1) story + cellar commercial building, converting to a four (4) story + cellar residential building," at an estimated cost of $4,837,000. The permits reference a fourth-floor roof terrace, new split-system heating and cooling, and underfloor heating. The city classifies the result as a new building with existing elements to remain. An initial certificate of occupancy for five dwelling units issued August 4, 2025, and the final one November 14, 2025. The condominium was split into five tax lots in December 2025.
PLUTO now records 12,000 square feet of building area. No floor plans, unit sizes or finish schedules were found in public marketing; read Schedule A and the plan's building description for layouts.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD240285), the plan was submitted September 30, 2024 and accepted November 7, 2025 at a total offering price of $17,500,000, with Kent Development LLC as sponsor and five residential units. The record shows no effective date and no units sold, although ACRIS shows all five deeded. The amendment history was not re-read for this page.
No asking prices were found in listing records.

Local Law 97
This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01911-7503; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
Read the deeds against the plan. The recorded prices total half the offering figure. Before relying on any of them, confirm whether each was a sponsor sale at market and what the amendments say about price.
Every home is now a resale. With all five lots deeded, a buyer negotiates with an individual owner.
Enlargement on an older structure. The building keeps elements of the 1939 structure. Ask for the engineer's report, the roof and waterproofing warranties and the sign-off history.
A five-unit association. There is no staff. Ask for the first-year budget, the reserve and how common charges are split.
Closing costs. The buyer pays the state mansion tax of 1% at $1 million and above, plus title and recording costs. Use the calculators below.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
