A Private Pricing Opinion — what your apartment at 935 Lafayette Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
935 Lafayette Avenue is a four-story, four-residence condominium on a 20-by-100-foot lot, converted from a 1931 four-family building. The Attorney General accepted the offering plan in March 2025. All four homes were deeded out of the sponsor's name between June 15 and June 18, 2026.
The building is a clear case of a plan priced above what the market paid. The plan's total rose by amendment from $4.25 million to $5.15 million. The four recorded deeds total $3,884,774, about 75% of the current plan total and about 91% of the original one. Listing records show asks falling over the same period, from as high as $1.25 million for the largest home to $850,000 to $895,000 for the upper floors.
Architecture and residences
Listing records describe a four-story building of about 4,400 square feet, the figure PLUTO also gives, with a shared roof deck. There is one home per floor. Unit 1 is a two-bedroom, 2.5-bath duplex of about 1,825 square feet with a deck and a private yard, about 800 square feet of outdoor space in all. Unit 3 is a three-bedroom, two-bath floor-through of about 1,020 to 1,100 square feet (the listing record gives both). Common charges in listing records ran about $898 a month for Unit 1 and $707 for Unit 2. One listing record calls the building a condop; the offering plan is a condominium plan, and the deeds are condominium unit deeds.
Department of Buildings records show that in 1995 an eight-family building on this site was divided into two four-family buildings, each with its own certificate of occupancy; 935 Lafayette Avenue is one of them, four stories and 43 feet. No Department of Buildings filing for the 2025–26 condominium work turned up in the records searched, so the conversion architect and any new certificate of occupancy are not confirmed here. PLUTO lists an alteration year of 2013.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD240245), the sponsor, Rutland Road, LLC, submitted the plan on August 20, 2024, and it was accepted on March 31, 2025. The initial total offering price was $4,250,000; the current total is $5,150,000. The construction type is rehabilitation. The database still shows no effective date and no units sold, which the recorded deeds overtake. The plan's amendments could not be reviewed because the Attorney General's online record returned no data.

Deed amounts from ACRIS. Ask dates not confirmed; square footage from listing records.
The odd-cent deed amounts on Units 3 and 4 are typical of a sponsor sale where the buyer's payment of the sponsor's transfer taxes is added to the price. Unit 4's deed is exactly 1.825% above $915,000; Unit 3's does not back out to a round figure, so we have not netted it. Unit 1 recorded at its final $1,150,000 ask, and Unit 2 at $910,000, above its $850,000 ask. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
